Our staff is capable of providing you with the necessary documents and services to insure a smooth and timely closing, including, but not limited to the following: |

- Order all required searches and survey the property
- Prepare title commitment and forward to purchaser's/seller's Attorney
- Advance the title binder, closing service letter, any necessary affidavits and all other lender documents to lender
- Prepage and advance Notice of Settlement to the corresponding County Clerk's Office
- Coordinate with sellers' attorney to clear any title obstacles. Obtain payoff figures for existing mortgages, home equity loans, condo/homeowners associations, judgements, etc.
- Re-evaluate title with the lender or the lenders review attorney
- Obtain closing figures from lender and prepare HUD-1 Settlement Statement
- Coordinate the delivery of mortgage dociuments to KTL. Prepare all necessary copies and disbursement checks
- Perform settlement and notarize all required documents
- Finalize all post closing requirements
- Deliver executed security instruments, deeds, etc., to the corresponding County Clerk's Office
- Distribute recorded Deed and final Owners Policy to the purchaser's Attorney
- Forward recorded mortgage and final Mortgage Policy to Lender
